Quarterly Tax Bills
Real Estate and personal property bills are issued on a quarterly basis as follows:

Late Payments
If your payments are not made by their due dates, interest at the rate of 14% per annum will be charged on the unpaid and overdue amount. POSTMARKS ARE NOT ACCEPTED.
 
Demand Bill - Fee and Interest
If your real estate and/ or personal property bill is not paid in full by May 1, a demand bill will be issued and an additional $5.00 demand fee plus interest will be added to the bill. The demand bill is due 14 days from the date of demand. Failure to pay the demand bill by the due date will result in the Town taking further collection actions.
 
Tax Taking & Foreclosure
Assessed owners of unpaid real estate bills will receive a letter stating they have until a certain day to pay the bill in full. Unpaid bills will be advertised in the Gloucester Daily Times and/or Manchester Cricket for a Tax Taking. A Tax Taking is the advertising of your property in the newspaper and the recording of an Instrument of Taking placing a lien on your property. If the outstanding taxes are not paid within six months, the Town has the legal right to begin foreclosure proceedings in Land Court.
 
Unpaid Personal Property Demand Bill
Assessed owners of personal property bills will receive a warrant issued by the Deputy Collector and additional fees will be added to the bill if the demand bill is not paid by the due date.
